Heating Up: Queens and The Bronx are starting to draw more attention. Buyers priced out of Manhattan and Brooklyn are exploring outer boroughs in search of more space and better value.

In Queens, neighborhoods like Jackson Heights and Forest Hills are seeing a bump in both listings and accepted offers.

The Bronx, often overlooked, is quietly becoming a hot spot for first-time buyers and investors who see the long-term growth potential.

Brooklyn is still strong, but it’s more concentrated now. Areas like Bed-Stuy and Crown Heights continue to be active, especially with younger buyers and those looking for multi-family properties.

But some parts of the borough — like Downtown Brooklyn — are seeing a bit of a slowdown, particularly in the luxury condo space.

Cooling Down: Manhattan, especially the luxury and high-rise market, is showing signs of stagnation. Inventory is high, days on market are creeping up, and buyers are pushing back on price. Many are holding off, waiting for better deals or more favorable interest rates.

Staten Island remains steady but quiet. There’s not much volatility here — which can be a good thing if you’re looking for stability. But it’s not currently a hot zone for rapid turnover or appreciation.

Bottom line: the outer boroughs are where the deals are picking up, while Manhattan continues to adjust post-pandemic. If you’re a buyer, this might be the time to look beyond your usual zones. And if you’re a seller in a heating-up area, the window to make a strong sale could be right now.
